  • 1200 sq. ft. or less  $275.00
  • 1201 sq. ft. – 2000 sq. ft. $300.00
  • 2001 sq. ft. – 2500 sq. ft. $325.00
  • 2501 sq. ft. – 3500 sq. ft. $350.00
  • 3501 sq. ft. or more  –  Please call for a quote

WHAT TO EXPECT:

A home inspection is an evaluation of a home’s condition by a highly trained professional. The inspection is conducted with fairness and objectivity. A thorough written report with photos provides a detailed discovery of visible defects and/or conditions that may affect the function of the home. The buyer will learn the true condition prior to the purchase. The seller will better understand the condition of his/her home and avoid last minute repairs that may delay the selling process.

As a professional house inspector, I will concentrate on the condition and structure of the home, any safety concerns and any observed deficiencies. At a minimum, the following shall be inspected:

  • Site
  • Garage/Carport
  • Exterior
  • Roofing
  • Structure
  • Foundation
  • Heating
  • Cooling
  • Plumbing
  • Electrical

Interior, Including:

  • Built in Appliances
  • Doors
  • Ceilings, Floors, and Walls
  • Windows/Glazing

While no inspector can discover every unknown factor, a professional inspection of the home helps identify many problems a consumer may otherwise overlook. As a Professional ASHI/NAHI Inspector, I will help you maximize your investment.

WHAT NOT TO EXPECT:

Home Inspector’s do not do any destructive testing, nor do they have x-ray vision. Consumers should not expect their reports to include the condition of every nail, wire or pipe in the home.

The Home Inspector is primarily concerned with pointing out adverse conditions and/or safety-related concerns, rather than small cosmetic items, which are considered readily apparent to the buyers.

A home inspection is not a code compliant inspection nor will inaccessible areas of the home be inspected. For a detailed outline of what exactly a professional NAHI inspector will inspect, please see the NAHI Standards of Practice and Code of Ethics. No house is perfect – they all require regular maintenance and repair.

SCHEDULING AN INSPECTION:

Please provide the requested information within 24 hours. A confirmation email of the scheduled date and time. Please be sure to read and sign the pre-inspection agreement (Click Here). Bring the agreement and your preferred method of payment on the scheduled date of inspection.
